Get to Know Abe

 

From 2002 until December 2019 Robert “Wags” Wagner and I worked as team listing and selling properties within the Laurel Highlands focusing our business mainly at Hidden Valley and Seven Springs. Many of you have seen our “Abe and Wags” sign riders while visiting the mountains. Headed into 2020 Wags has decided to retire but I’m not ready yet! So to get to know me a little better, here’s the short version of my time on the mountain!

You’ll see me post by “Abe” it’s a nick name my dad gave me long ago that most folks know me by. I was the firstborn of three children to Ed and Janet Baraniak. Their home town was Boswell, Pa and we spent many summers there. My dad was in the Air Force for 20 years and we traveled. Our first “Home” was a 10×54 trailer. When we were transferred, we tapped up the cupboards and drawers and our home moved with us. You could say we were way ahead of the tiny home movement!

I only realized there was a real estate profession when a college counselor told me I would make a good agent. Two weeks of classes, one Saturday coaching session and I passed the tests.  My career began and much to my parent’s dismay college was put on the back burner.

I started out with a local real estate company in Somerset PA and soon joined a Century 21 brokerage. My very first transaction had a down payment of $50 and we used blue carbon paper to make copies! A few years later a fellow agent asked me to join Kettler Forlines, a builder developing town homes at Seven Springs resort. Working holidays and weekends was the norm as that’s when prospects were there. When I was 24 and single I bought my first home for $32,750!

That counselor had nudged me in a direction that changed my path. Eventually, on my days off midweek I earned my Bachelors in Economics from the University of Pittsburgh at Johnstown campus. I found that I had a “learning gene”. Multiple real estate designations and certifications followed. You’ll notice the alphabet soup in my signature card.

Selling town homes was fun but then came the condominiums. It was my first experience at pre-selling something that was only on paper, just a floor plan, a dream. They were a different animal, a whole new set of documents and a completely different type of ownership. More to learn.

After the condos and town homes at Swiss Mountain came the BIG plan. The Villages at Seven Springs. Six communities with several offering the first ski in ski out access to the slopes.  Even the road to get to the construction site had to be built! The pent-up demand was huge. That’s when we opened the resale arm of Kettler Forlines. So many of our Swiss Mountain home owners were selling to move up, it was when I became the Broker of Record. It was exciting! Working with blue prints, creating marketing including a quarterly home owner newsletter, hiring, training, and managing a sales force.

When we were getting closer to building out the Villages, Seven Springs unveiled Southwind.  The only gated community with a private ski trail that Kettler Forlines was not going to be involved. That’s when I took a position with Treesdale and made a move from the mountains. I became a volunteer at Children’s hospital and have a 1,500-hour pin for my service! The mountain called me back and I became a homeowner in StoneRidge as I stepped back into my Broker position.

Here’s the most exciting part. I met my husband Robert Wags Wagner at the employee cafeteria and we were married on Stowe Slope at the Seven Springs September 18, 1998. Then in 2002 Wags got his real estate license and I joined him and Prudential Preferred Realty as an associate broker.

My focus is still at the two resort areas, Seven Springs  and Hidden Valley.  NOW are both owned by the Nutting family also owner of the Pittsburgh Pirates baseball team. Both resorts have city water and sewer but get outside of the resorts and you will deal with wells and septic systems.

You can truthfully say that I’m a veteran in the business after surviving 20% interest rates and now enjoying the full cycle to single digits! Wags and I were and I am still very involved with our local, state, and National Realtor® Associations. In 2014 I received my Masters Degree in Real Estate Brokerage and Management (still learning).

Along my career I’ve worked with buyers and sellers for first and second homes. I’ve learned lessons that will help YOU navigate the buying/selling process without too many hiccups along the way! I hope you’ll catch up when you are ready to make a move!

Both of us have military backgrounds, with Abe’s dad being a retired career NCO in the Air Force and Wags being a retired Army Infantry and Special Forces Officer with 27+ years in the Army. We mention this because we have lived and traveled many parts of the world and know what a gift life in the USA is and how wonderful the Laurel Highlands is as a primary or second home location.  We are skiers, hikers, bikers, climbers, and explorers of the area. ABOUT CERTIFICATIONS AND EDUCATION. The need for education in this increasingly complex real estate market is critical to help advance the goals of clients. The following additional courses have been taken over the years and the designations  earned place Abe in less than 1% of all Realtors in the United States with this level of education. Serving our Realtor community in participation and leadership at local, state, and national level has been the best leadership training ever.

MASTERS OF REAL ESTATE Graduate of the National Association of Realtors University Masters program with a degree in Real Estate Marketing with High Honors. This 24 credit course covers all aspect of marketing for residential, development, and commercial real estate.

ASSOCIATE BROKER  Realtor has passed the brokers licensing requirements in PA and has attended extensive courses in management, brokerage issues, litigation, and sales agreements.

CRB Council of Real Estate Brokerage Managers. Extensive courses in brokerage issues, litigation, management, and development. Abe was the 2001 to 2004 PA Chapter President of the CRB. She was the 2012 National President of the Council of Real Estate Brokerage Managers.

CRS Council of Residential Specialists Realtor has taken extensive courses in listing, selling, marketing, and has transacted over 70 real estate transactions. Abe was the 2004 PA Chapter President of the CRS.  The state PA CRS of the Year was awarded to Abe twice.

GRI Graduate Realtor Institute. Graduate of extensive courses by the National Association of Realtors in listing, selling, marketing, ethics, and consumer rights and concerns.

SRES Senior Real Estate Specialists. Realtor who has completed a course specializing in the issues seniors have to deal with, including downsizing, 1031 Exchanges, reverse mortgages, lease and buy back options, and other issues for the senior seller/buyer.

OA One America. Realtor who has completed a course dealing with the special needs of different ethnic groups, cultural differences, communication needs, and community requirements.

RSPS Resort and Second Home Property Specialists  Charter Member Extensive courses in working with buyers and sellers of second homes, 1031 Exchanges. Abe helped in the development and updating of this course.

E-PRO Realtor has completed a National Association of Realtors on-line course training in e-mail and internet operations.

E-Certified Prudential Preferred course in e-mail and internet operations.
