February Financing Report

For the Week Ending February 27, 2015. This report compliments of Kurt Sieg

Please enjoy this quick update on what happened this week in the housing and financial markets.
Fed Chair Janet Yellen eased concerns of a pending policy rate increase. Her testimony helped to stabilize rates this week.

Durable goods orders rose in January, showing manufacturing may be starting to stabilize. This points to a strengthening of the U.S. economy.

Consumer prices dropped in January, led by cheaper gas. Low inflation means the Fed may have to start the process of hiking rates later than June.

January new home sales fell only slightly despite big declines in the snow-battered Northeast. Supply rose to its highest level since 2010.

January existing home sales were at a 9-month low but were still up 3.2% from a year ago. Tight inventory and low rates continue to be factors.

Freddie Mac’s Multi-Indicator Market Index improved for the 4th consecutive month, showing that housing is stabilizing at a national level.

NEW $15.00 Hot Dog at the Lift Line Café ?

Frankly, we don’t know nor do we care. This spoof blog post makes fun that the resorts advertise their agents as “Special” and the first to know if something is happening at the resorts. The fact of the matter is that if anything will happen in the way of something NEW in real estate a permit has to be approved in Somerset County and a good friend in that department will make sure we are the FIRST TO KNOW. If you want to know what is really going on in real estate at the resorts follow us, if you are interested in the newest $$$ food item, ask a resort agent, they know 🙂

Financing Market Report from Kirk Sieg

For the Week Ending January 30, 2015

Please enjoy this quick update on what’s happening this week in the housing and financial markets.

The Fed praises economic growth but is closely watching inflation and overseas developments. Members remain patient in raising policy rates.

The Durable Goods report shows weakness in manufacturing. Orders dropped unexpectedly for the 2nd month, supporting Fed patience with rate changes.

Consumers are focusing on the good jobs news. Consumer confidence surged to its highest level since 2007 despite some continuing economic weakness.

December existing home sales data is mixed, with existing sales showing strength and pending sales dropping unexpectedly. Overall, prices are up, and low rates may continue to support the trend.

New home sales blew past predictions with a significant increase, supporting growing market strength, rising prices and the potential for lower inventory.

Former distress sale or “Boomerang Buyers” may be eligible to purchase again. The first big wave of about 500,000 could hit this year.

Welcome Amanda Knepper-Gelpi, buyers agent with Abe and Wags

We want to announce and welcome Amanda Knepper-Gelpi to the Abe and Wags Real Estate Team. Our aggressive and encompassing marketing and internet presence was creating so many buyer leads for our listings we could no longer handle them all. Amanda joins us with a great deal of personal experience and enthusiasm and the same ethical and professional value system we have used as a standard to provide the client the highest level of real estate brokerage. Here is her story and we are very excited having her part of our team and efforts.

I am an only child who grew up as a Country Girl nestled outside of both Seven Springs and Hidden Valley Resorts.  My teenage years, I aspired to venture into a life based in New York City…I enveloped the Modeling and Acting industry by competing in events such as the Miss PA Teen, I was cast as an extra for the movies, Sudden Death and Wonder Boys, both filmed in Pittsburgh.  I was a Jennerstown Speedway queen for one race season, where I discovered modeling assisted in developing self-confidence.

My high school summer breaks consisted of being a “Shop Girl” at Hidden Valley Resort Golf Club for two consecutive years.  I ventured into the business curriculum at the University of Pittsburgh at Greensburg and Allegheny College of Maryland and still had the desire to head to the big city.

I became a Modeling/Acting Instructor in Pittsburgh for 3 years.  From this experience, it was determined that to prosper further in the Modeling industry, a move to New York was necessary.  My heart kept me anchored in the country lifestyle and to this day, I don’t regret my decision.

I made a choice to deter my intended career path and quickly shifted into the Cosmetic Industry.  I achieved 15 years of successful industry experience.  I was employed by major brands such as, Origins, Bobbi Brown, Trish McEvoy, L’Oreal, and most recently Bare Essentials.  I managed nearly a 10 million dollar territory, was a road warrior, and with the companies I was employed with, based in both New York and San Francisco, I traveled to the big cities multiple times a year.

I got married in 1999 during Hurricane Dennis, which was downgraded to a Tropical Storm, in Corolla, North Carolina. We bought our first home in 2003, had a Daughter the same year, and I vowed to stay a Country Girl, alongside my Daughter, as my family operates a four generation dairy farm, which is located in my backyard.  The country lifestyle peaked my fascination with Interior Design and Landscaping.   My interest is country cottage and I love to develop my flower beds into eye-catching colors.  Life made a quick change and my creativity sparked…again…Real Estate  was a very different industry from what I was used to doing, but I was, and still very much so, intrigued by the housing industry.  There is so many home options, locations, amenities, characters….all available to just the right future homeowner…the quickest discoverer and the highest bidder!

Regardless of my various industry experiences, I still feel empowered each day by establishing great relationships, I have a great skill in talking, I strive to achieve great sales knowledge, and to obtain successful experiences in both my personal and professional life.

A strong start to the year at Hidden Valley and 7 Springs. Both resorts are on track to improve over a weak 2012. We think that many of the buyers that stayed out of the market during the last quarter because of all the political distraction are coming back in since they know what the next 4 years will be like. Seven Springs October 2012 Real Estate Market Report

Sandy sat over the Laurel Highlands for 2 days last week and dropped over 20″ of heavy wet snow causing trees and branches to fall and power out in certain areas for 4 days. The snow didn’t stop Hidden Valley from taking over the total amount of property transfers for the year but pending sales may change that story. Hidden Valley October 2012 Real Estate Market Report

Sandy sat over the Laurel Highlands for 2 days last week and dropped over 20″ of heavy wet snow causing trees and branches to fall and power out in certain areas for 4 days. The snow didn’t stop Hidden Valley from taking over the total amount of property transfers for the year but pending sales may change that story. Both resorts are below total sales from last year at this time and inventory remains high with pressure on sellers to price right and fix up or expect to sit on the market for another year. Wagner attend NAR Mid Year Meetings in Washington D.C.

Adrienne “Abe” Wagner and Robert “Wags” Wagner, Realtors, just finished a week in Washington D.C. for the National Associations of Realtors (NAR) Midyear Legislative Meetings. As the President of the Council of Real Estate Brokerage Managers (CRB) Abe was busy through most of the week with meetings for that organization and NAR. Wags attended the Resort Committee and Forum meetings which discussed better servicing the client in a distressed market. Both attended the NAR Rally to Protect the American Dream of Home Ownership at The Washington Monument. Over 13,000 Realtors assembled there on Thursday to notify Congress of the need to take positive action to better allow Americans the opportunity of sustainable home ownership.  Abe and Wags continue to participate in the Realtor Organization at the local, state, and national level to protect the rights of ALL Americans to sell or acquire real estate.

7 Springs First Quarter Real Estate Update

Numbers do not tell the full story for March and the end results of the 1st Quarter at 7 Springs Resort for real estate sales. Several properties closed right at the end of the month and we do not include them until they are recorded at the courthouse. Adding those properties in 7 Springs ended very strong for the first quarter and had almost two times the closed dollar volume of Hidden Valley.

10 Tips for Staging Your Home for Sale

What is it about model homes that make them so appealing? Is it the freshness of all new; is it the sassy paint colors, the perfectly placed furniture, art and accessories or the beautiful groomed backyard that makes you want to plop right down on that comfy club chair?

Well…. Yes to all the above.

From blue print to drawer pulls, that model home is meticulously planned by builders and skilled professionals to make it beautiful.

Models homes are lovely because they have the latest and the greatest, are fresh and new, and are meticulously detailed. Psychology–more than decorating–is applied to make them look so fabulous.

So how can you make your next listing as appealing as a model home? Here are 10 ways.

1. Clean. Those nice angled vacuum lines, gleaming windows, and perfectly manicured lawns in model homes speak to a potential buyer: You don’t have to do a thing. Translate that into: A little elbow grease goes a long way.

A super clean home says “turnkey” to the potential buyer. Have every inch of the home, blind slats to porch light glass, super clean and perfectly coiffed. According to a national 2011 survey done by Home Gain, a $290 cleaning investment gives a $1,990 price increase, or a 586 percent return!

2. Fresh and smells good. People buy homes on emotion, and your five senses are a direct path to your brain. If a home smells and looks “funky,” “doggy,” “smoky,” or if the stove is coated with cooking gone bad: The home is off their list.

Just like you would detail your car to sell it, invest in clean and spotless carpets, patched, repaired and freshly painted walls, and new appliances if the old have seen better days. Be wary to skip this step and take the low road with room refreshers, candles, and stove burner covers. Potential buyers are not fooled.

3. Color. Any advertising executive will tell you color is a key to properly packaging a product, and a listed home is just that, a product. Throw away the off-white manta of old school home staging rules. Welcome to the era of HGTV. Using color is a powerful and inexpensive way of making that home stand out from the rest, and with so many decorating TV shows boasting the benefits of color, you better get hip to hues.

From the first Web impressions to curb appeal, color is a strong emotional tug for the potential buyer. Update yourself on the latest color trends in wall color, appliance, fixtures, etc., and apply it to your target buyer. For home staging, use earthy, calm tones for the bigger areas, such as wall color, and add pops of saturated colors in the details; such as front doors, accessories, or annuals.

4. Make space. The joy of a model home is the acres and acres of unused storage space and beautifully organized closets. Reduce, organize, upscale, and edit all of the home’s spaces when it comes to closets and storage areas. If the home’s price point dictates, upscale the closets with custom organizing options.

5. Clear a path. Consider that many people with be walking through the home. Make sure traffic patterns, entrances, and exits are well established. Too much furniture, undefined entrances, and awkward walkways confuse and discourage buyers from moving about the property. Follow a model home’s lead and create a concise walking pattern for potential buyers starting at curbside to back fence.

6. Lovely layouts. From the landscape to furniture placement, take a clue from models homes that continuity and flow make for a good mix. Create curb appeal with nicely maintained landscaping, added annuals and perennials, an inviting stoop and well-groomed walkways and driveways. Inside, make sure each room depicts what its function is, enhances the highlights of the room (i.e. fireplaces or upgrades), and allows the buyer to envision themselves in the space.

7. Set the mood. Create ambiance and character in the home with well-thought out placement of sensory and lifestyle components. Soft music, lighting on dimmers, candles lit, and fresh floral are all great ideas for broker or open houses. If you have a concern about candles, battery operated candles that even have timers built in are now readily available. Stage the dining room table tastefully, or set the stage in a back yard with a detailed patio retreat. Offering helpful lifestyle hints has always been a tool in the model home arsenal and always is a huge hit.

8. K.I.S.S. On the opposite note, don’t over accessorize, go over-board with the lifestyle tips, or create “store bought theme” rooms (i.e. Chef-with-a-Hat Kitchen or Anniversary Bathtub vignette complete with Champagne bottle and fake ivy).

9. Appeal to a target buyer. Model home builders hire tony marketing companies that create campaigns to market that home. Consider “WHO” the ideal buyer that will be interested in the property is, and market the property accordingly. From advertising photos to furniture, consider who will find this appealing and desirable.

10. Market, market, market. Model homes have great marketing incentives inside and out. From clear address markers, great signs, to small exit giveaways, to an exit survey. Market that listing to the fullest.

Quite often when I go on a listing presentation, the seller tells me at the end of the presentation, “Well, I really don’t have to sell”.  This is after giving them a thorough market analysis, showing them how many properties compete with their property and how many sales have happened in the last 12 to 15 months in their category.  Sometimes I’ll take them out to look at several of the most similar properties to their property in order to give them an idea of what their competition is.  Many times, of course, they say, “My property is better.”  As you might guess, most sellers take that position.  When I give the seller the market analysis, the same exact analysis that every buyer/broker is going to give their buyers and that seller says, “I really don’t have to sell,” the first question that enters my mind is, “So why are you putting your property on the market”?  It takes a terrific amount of effort on the listing broker’s part for showing appointments, marketing materials, and advertising expense to have a successful sale.  And then the seller is going to say, “If I can get my price I might sell my house.”  Let me translate what that means.  If we get a really wealthy person that will pay cash, close quickly, doesn’t do any market research, and is really stupid, and will just pay whatever the asking price is, I’ll sell my house.  What an incredible burden this creates for the listing agent and a setup for disappointment for all parties engaged.

One of the biggest problems that we have in the Telluride market as well as other markets in the resort and second home niche, is sellers still pricing to the peak of 2006, ’07, and ‘08 markets.

​Buyers in general are well informed and have done their homework on the internet and always ask for all the market comps.  Sellers often ​say, “Well my property is special or unique or here’s why I bought it”.  All those wonderful things are good points for potential buyers in the future, but every buyer has their own list of dreams and desires and they’re all watching Bloomberg.

​Not only does a property in this market have to be priced competitively, but it needs to be one or two best values in its market category to even get on the show list.  It also has to be in great condition, because buyers are now looking for every flaw possible and are making objections for the smallest of items.  The end result for sellers that don’t price to the market is following the market all the way down and always being just behind the selling price range rather than just in front of it where they should be.  If you are a property owner in a resort or second home market and truly want to sell, ask you listing broker to do a very thorough market analysis and what it will take to be the first one or two properties shown in that market niche.  It will greatly improve your odds of making a sale and won’t waste your time and your listing agent’s.

2010 Millage Rates

July is when all of the boroughs and townships publicize their new millage rates. These rates are used along with the assessed value of your property to determine what amount of county, township/boro, and school taxes that you will pay.

Here are the new rates for all of the areas in the counties we do business 2010 Fayette Millage, 2010 Somerset Millage, and 2010 Westmoreland Millage. Each county uses a different formula for calculating the assessed value of your property. Millage for Hidden Valley (Jefferson Township) went from 48.95 to 50.26  and Seven Springs (Middlecreek Township) saw a slight decrease in mills going from 32.11 to 31.97.

Here’s an example of the difference! If your property has an assessed value of $75,000 and you are in Hidden Valley your total tax bill (county, township and school) would be $3,769.50. At Seven Springs your tax bill would come to $2,397.75  This is just one of the variables that should be considered when deciding between the two resorts!

Amenities, facilities, association fees, services, these are a few that should be at the top of your list. Then there is location, price, size, ect granted most times you will have to compromise! The best advice we can give you is make a wish list of what is important to and hold out for at least for the top three items! REMEMBER ALWAYS work with a REALTOR offering designated agency!

Market Snapshot Update

We started offering this valuable resource in January and many of you are NOW watching the market in real time! On a monthly basis this program updates YOU on properties for sale, properties sold during the past 3 months, days on market and much more! The actual feed for the source is from the West Penn MLS.

 Here are a few tips to consider when answering the 11 questions. The first three questions are the norm until you get to the “I am.” The program wants to know if you are a buyer or seller. We have found that the system works best if you select “buyer”.

Questions 6-11 all relate to YOUR search criteria. Here are a few zip codes that you may want to use, Hidden Valley (15502), Seven Springs (15622), Donegal (15628), and Somerset (15501). Unfortunately you are only allowed ONE selection for any of these six fields.    

HOWEVER, we have an override! For example, if under home type you would consider condos AND town homes we can adjust your search parameters to accept them both! This really gives you a clearer picture of the market activity is in any price range. You just need to ask us to “fine tune” your search!

Remember, the report won’t tell you the variables in the market place such as MARKET ABSOPTION, condition, floor plans, or stats longer than 3months! Hidden Valley & Seven Springs Resort First Half Market Overview 2010

NEVER HAVE BUYERS HAD THE PRICES, INVENTORY, AND INTEREST RATES THAT ARE NOW AVAILABLE AT BOTH RESORTS!  After a ski season like we just had (historically) we see a jump in sales the following fall. Buyers recall the hassle of making the trip here (digging out of the driveway, hoping the roads have been cleared, forgetting ski gear, ect) and decide they should BUY NOW! 

Stats for the first 6 months indicate sales just about even with last year sold resale transfers. Sold prices for the first half of the year are slightly higher at both resorts compared to the same time last year! This could be an indication that we maybe at the bottom of the market!  SO WHAT ARE YOU WAITING FOR?!

We want to foreworn you that even though interest rates are awesome, down payments are back to being the norm. And we’re not talking 5 or 10%. Before you begin looking at properties have a chat with your loan officer. If you are considering a condo (especially at Seven Springs) you should be talking to the Private Lending Department.

Seven Springs, PA June 2010 Real Estate Transfers

Resale transfers for January 1 through June 30 are a tad below numbers for last year. In 2009 there were 18 sales recorded through the end of June, this year that number was only16. HEADS UP BUYERS! The average sales price showed a slight increase from $295,491 in 2009 and it’s now at $317,000. (Note these numbers are usually higher at the end of the year as more properties transfer.) Active listings continue to grow with the number still hanging around 100.

The number of resale transfers (18) at Hidden Valley for the first six months are dead even with 2009. Sold prices on this side of the mountain are also up slightly. They went from $183,839 in 2009 to $189,944 for 2010. (Note these numbers are usually higher at the end of the year as more properties transfer.) Inventory continues to climb and is right around 110 properties for sale.

Association Manager Resigns – Greg Baker turned in his resignation and the search for a replacement is ongoing.  The committee is hoping to find someone soon!

 Beautification Committee – Newly formed this group is really helping to make first impressions matter! Driving through the communities you’ll notice flower baskets on signage and plantings in focal points.

The first quarter re-sales show that 8 of the 10 transfers at Seven Springs were CASH DEALS. In other words there were no mortgages recorded against the property purchased. In theory that could mean no bank involvement, no appraisal, and possibly no title report.

It could also mean that these folks used a home equity line, cashed out stocks, inherited some money or had it stuffed in their mattress. If you are a CASH BUYER we strongly encourage you to have an appraisal contingency added to your offer.

Sales are up from the past two years where there had been only 6 transfers for the first three months. So is the average sales price, going from $285,641 in 09 to $317,000. From years gone by we can share that when we experience a winter like we just had, sales tend to jump!

The Hidden Valley market had 9 transfers for the first quarter which continues a downward trend from previous years. The average sales price for these three months was $189,944. That’s just a tad below the number last year! Fewer properties are transferring but the average sales price is holding. The good news for buyers is the inventory keeps growing giving you more properties to compare!

Mortgages still are strong at Hidden Valley with 6 of the 9 transfers showing up with them.
