Seven Springs Resort
Welcome to Seven Springs Mountain Resort, rated one of the best on the east coast by Ski Magazine. On average, Seven Springs has over 450,000 skier visits, making it one of the most popular resorts in the country and one of the top on the east coast. Seven Springs is a total resort, with 500 acres of slopes with snowmaking, golf course, high-rise hotel, fishing, bowling, tennis, and airport. Homes on the resort include 1000 condos, town homes, and single family homes. There are also beautiful estates, chalets, and buildable lots in the local area.
What’s Available at the Springs
The sporting clays facility developed into two courses with 17 stations and one heated five-stand. There is a 7000 SF lodge and restaurant. This is the most upscale shooting facility in the area. The Trillium Spa has opened. A downhill bike terrain park has recently opened, and a kid’s challenge area is open with climbing tower, euro bungee ride, and Frisbee golf. The hotel rooms and hotel lobby has been updated, the Goggle slope side bar has been expanded, casual restaurant in the main lodge expanded, and continued upgrading throughout the resort. A new zip line course has been addeded to the available activities.
CURRENT MARKET CONDITIONS
Current market conditions are buyers market, with inventory building and even prime ski in/out homes are on the market for over 90 days. We are still selling our listings at an average of 94% and above of listed price. With the Southwind project is complete and there is no new construction available. The new community behind the top of Stowe has been announced, but checking the County Records there are no recorded subdivisions so we think this project is a couple of years out. Resale inventory remains averaging about 90 current properties available, above average considering the national averages are about 15% or 150 sales per year for a resort like this. Property sales continue to go up but are leveling out just over 50 transfers per year, excluding closed Southwind, which is way below past years of around 70. There are no lots left in the DeerRidge community that features exclusive single family homes. But, there are choice homes and chalets in the nearby area of Seven Springs that do come on the market. SOUTHWIND
Southwind is the newest community being built at Seven Springs. This community of slightly over 100 homes is being built around Lake Tahoe near the top of the slopes. Offering ski in and ski out slope access, the average starting price for one of these homes was over $400K. All of the 52 units of Phase 1 are sold and all of the 54 units of Phase 2 are sold. THE VILLAGES AT SEVEN SPRINGS
The Villages will be your choice if you want a home that lets you ski from your back deck. Consisting of several communities of town homes and condos, many are right at the top of the slopes, but not all. Resales, but no new construction is available in this area and these properties sell fast, especially with ski access. If you want a home in this area you should be prepared to decide quickly, as some prime homes list and sell fast. If you are new to this market area do your research for an aggressive approach. We recommend you also look carefully at the Hidden Valley Resort, as prices are about 70% for the same floor space as here. MT. VILLAS AT SEVEN SPRINGS
The Mountain Villas, a community built on the edges of the Seven Springs Golf Course, is the first choice for summer and golfer visitors. This community was built in the 60′s and 70′s and offers 113 condos from 1 to 5 bedrooms. These properties are all condos and have shuttle service to the main lodge. If you are summer and golf oriented this is your best choice. The back of most of these homes abuts a forest and offers privacy and seclusion. You are a good 7 iron at best from the golf course, and prices are the lowest at this resort for this community. This area is the buyer’s best market. To see the Mt. SWISS MOUNTAIN AT SEVEN SPRINGS
Swiss Mountain, a community of 305 town homes and condos built in the 80′s, is a very beautiful community with lush landscaping and rhododendrons. The community has been completed for several years but resales are available. If you plan on living at this resort we suggest you consider this area. The landscaping is the best, you don’t get the slope side renters, and it is quieter than the Villages. If you plan on downsizing and living here, this is our first choice.
