4th Frank Lloyd Wright house coming to the Laurel Highlands

REPOST FROM THE LAUREL HIGHLANDS VISITOR BUREAU

LAUREL HIGHLANDS, PA., (March 20, 2018) – After a 1,000-mile journey, Frank Lloyd Wright’s Lindholm House, aka Mäntylä, will now join Fallingwater, Kentuck Knob and Duncan House in calling Pennsylvania’s Laurel Highlands home.

Originally built in 1952 in Cloquet, Minn., the Lindholm House was carefully dismantled and shipped to Acme, Pa., in the spring of 2016, where it is currently being rebuilt by Thomas and Heather Papinchak. As owners and operators of Polymath Park, the Papinchaks are no strangers to Wright’s creations. Their architectural resort offers overnight lodging at Wright’s Duncan House, which was moved from Lisle, Ill., and rebuilt on the site in 2007, as well as two homes designed by his apprentice Peter Berndtson, the Balter and Blum homes.

“The groundbreaking and the addition of Wright’s Lindholm house is keeping pace with the thriving and unique experience our guests encounter at Polymath Park,” said Thomas Papinchak, Polymath Park’s CEO and design-builder. “The Lindholm House has been kept private for decades; it will be exciting for all involved to unveil this original grand Usonian masterpiece.”

Typifying Wright’s “Usonian” style-his effort, late in life, to create affordable housing in a design language that expressed his distinctive perception of the “American landscape.” The Lindholm and Duncan houses offer visitors a truly unique opportunity – the chance to stay overnight in a Frank Lloyd Wright house. The Llindholm House is expected to welcome guests in Summer 2018. When guests reserve either home, they are given access to the entire home, not just a specific room. These homes are two of a select few Frank Lloyd Wright buildings in the entire U.S. that offer overnight lodging. Reservations can be made online at www.polymathpark.com or by calling 877.833.7829.

A Must-Do Destination for Architecture Aficionados
To architecture experts, Frank Lloyd Wright was the greatest American architect who ever lived and one of the greatest the world has ever seen. To those who appreciate nature, it’s easy to see how the magnificent natural landscape of Pennsylvania’s Laurel Highlands inspired the prolific architect.

Wright (June 8, 1867-April 9, 1959) designed more than 1,000 structures in his lifetime and saw more than 500 of them to completion, but the high concentration of homes open for public tours in a setting as beautiful as Pennsylvania’s Laurel Highlands is an uncommon occurrence.

Perhaps Wright’s most widely-acclaimed creation, Fallingwater, was built between 1936 and 1939 for the Kaufmanns, a prominent family from Pittsburgh. Dramatically cantilevered over a waterfall, the house exemplifies Wright’s concept of organic architecture: the harmonious union of art and nature. A National Historic Landmark, Fallingwater has been selected as one of “50 places of a lifetime” by National Geographic Traveler. Fallingwater is the only major Wright-designed house to open to the public with its furnishings, artwork and setting intact.

Just seven miles southwest of Fallingwater and high atop a bluff overlooking the Youghiogheny River Gorge stands another Frank Lloyd Wright architectural masterpiece, Kentuck Knob. A great believer in the beauty of natural materials, Wright combined the native sandstone with tide water red cypress to create a chorus of color and texture that replicates the surrounding landscape. Wright began this project for the Hagan family in 1953 at the age of 86, five years before his death. In addition to the house, the grounds of Kentuck Knob feature 30 pieces of sculptures by Andy Goldsworthy, Anthony Caro and Claes Oldenburg.

Located within a short drive of the four Laurel Highlands landmarks, Falling Rock at Nemacolin Woodlands Resort provides a tribute to the organic architectural style of Frank Lloyd Wright. Designed by David Merritt, who studied at Wright’s school at Taliesin and then incorporated the master’s philosophies into his own work, Falling Rock features 42 rooms, each of which is served by a butler. In addition to this top level of service, guests enjoy a pillow menu, nightly cookie turndown and exclusive access to an infinity pool.

TAX REFORM

Our National Association of REALTORS has been actively engaged in the tax reform debate. The plan is expected to double the standard deduction and eliminate all personal deductions except the Mortgage Interest Deduction and the deduction for Charitable Contributions. The plan eliminates the deduction for State and Local Taxes. This will be devastating to middle class homeowners by removing economic incentives for homeownership and raising taxes by an average of $851. By doubling the standard deduction, the Mortgage Interest Deduction would only be available to the top 5 percent of taxpayers.

National Flood Insurance EXPIRES Sept 30!

The last time the National Flood Insurance was allowed to expire approximately 40,000 transactions, a MONTH didn’t happen!! WHY? Because if your property is in a flood zone area AND you don’t have flood insurance, NO bank will finance it! PENN SCENIC VIEW SOLD!

This incredible 183 acre parcel of breathtaking views, trails and a lake recently transferred. Court house records show the transfer for $999,000. For years it has been a favorite wedding destination with picturesque settings and background vistas. It has a multitude of trails, some rentals, and the main building for entertaining. Records show that the Western Pennsylvania Conservancy was the purchaser.

Dollar General Under Construction

Dollar General 2015

Almost immediately after settlement construction began on the new Dollar General store. The 1 acre parcel (abuts Route 31) sits in front of the Donegal Community Center on the left hand side of the road as you are headed to the resorts. You’ll definitely notice the dirt being moved as they install their own septic system. Most likely you’ll see the store opening sometime in the spring of 2016, weather permitting:)

Abe Wagner Awarded Masters of Real Estate

On Friday May 15, 2015 in Washington DC Abe Wagner was awarded a Masters of Real Estate, Sales and Marketing by the National Association of Realtors University. This 24 credit masters program is the only one in the country with an exclusive focus on the sales and marketing of real estate. The university also offers Masters Programs in Association Management and Commercial Sales and Marketing. Our most enthusiastic in congratulating Abe for this exceptional achievement.

Initial Contribution Fees

We recently discovered that several of the home owners associations are now charging what is called an “initial contribution fee” to buyer’s when settlement occurs. In many market places this has been a common expense for years. So far the fees have been accessed for one full quarter of association dues. Those fees are dependent upon which association and or associations your property belongs too. Read your resale certificate closely as it will be noted there. These fees are required to be added to reserve funds. As financing rules have dramatically changed, higher reserves are greatly smiled upon by underwriters!

February Financing Report

For the Week Ending February 27, 2015. This report compliments of Kurt Sieg

Please enjoy this quick update on what happened this week in the housing and financial markets.
Fed Chair Janet Yellen eased concerns of a pending policy rate increase. Her testimony helped to stabilize rates this week.

Durable goods orders rose in January, showing manufacturing may be starting to stabilize. This points to a strengthening of the U.S. economy.

Consumer prices dropped in January, led by cheaper gas. Low inflation means the Fed may have to start the process of hiking rates later than June.

January new home sales fell only slightly despite big declines in the snow-battered Northeast. Supply rose to its highest level since 2010.

January existing home sales were at a 9-month low but were still up 3.2% from a year ago. Tight inventory and low rates continue to be factors.

Freddie Mac’s Multi-Indicator Market Index improved for the 4th consecutive month, showing that housing is stabilizing at a national level.

Caddie Shak For Sale

This amusement park for kids of ALL ages has a 36 hole par 2 with the famous waterfall, 3 go-cart tracks, bumper boats, kiddie rides and train, arcade, batting cage, driving range and pro shop, 2 picnic pavilions, paintball gaming area, maintenance building and machine shop, and snack shack. This established park is a favorite for many visitors of the Laurel Highlands and appeals to all ages and members of the family. NEW $15.00 Hot Dog at the Lift Line Café ?

Frankly, we don’t know nor do we care. This spoof blog post makes fun that the resorts advertise their agents as “Special” and the first to know if something is happening at the resorts. The fact of the matter is that if anything will happen in the way of something NEW in real estate a permit has to be approved in Somerset County and a good friend in that department will make sure we are the FIRST TO KNOW. If you want to know what is really going on in real estate at the resorts follow us, if you are interested in the newest $$$ food item, ask a resort agent, they know 🙂

Financing Market Report from Kirk Sieg

For the Week Ending January 30, 2015

Please enjoy this quick update on what’s happening this week in the housing and financial markets.

The Fed praises economic growth but is closely watching inflation and overseas developments. Members remain patient in raising policy rates.

The Durable Goods report shows weakness in manufacturing. Orders dropped unexpectedly for the 2nd month, supporting Fed patience with rate changes.

Consumers are focusing on the good jobs news. Consumer confidence surged to its highest level since 2007 despite some continuing economic weakness.

December existing home sales data is mixed, with existing sales showing strength and pending sales dropping unexpectedly. Overall, prices are up, and low rates may continue to support the trend.

New home sales blew past predictions with a significant increase, supporting growing market strength, rising prices and the potential for lower inventory.

Former distress sale or “Boomerang Buyers” may be eligible to purchase again. The first big wave of about 500,000 could hit this year.

SB 76 MOVED OUT OF FINANCE!!

It is time for more discussion! SB 76 the NO more school property tax was voted and passed In the Senate Finance Committee 6-5! We were there TODAY. Now it goes to Approbations Committee to see it they will pass it to the floor. Wags and I along with many of our REALTOR friends filled the rooms (yes they had to open up a second hearing room there were so many of us because we were having our State Organization meeting the same day!!) with high hopes! When you’re at the 4 way stop by the Post Office and Church on 711 the Star Market is on your left. There are two different dates, on-line they say Thursday September the 18th, but the sign says Thursday, September 25 at 5 pm the bidding begins If you have an interest best to catch up with them! If you’ve never been into the store they carried a line of groceries, meat, had a small diner with lunch specials,  the gas pumps, lottery ticket sales, propane and ice… Sure hope someone sees it as the gold mine we do!

Donegal Interchange and Route 31 Proposed Construction

Full Project

We are getting closer to a huge construction project from the PA Donegal Turnpike Interchange to the Rt 31 intersection of Rt 711. The featured picture shows 3 miles of the proposed project that will involve adding lanes and stop lights. Our local Mountain Laurel Chamber of Commerce offered a meeting with PennDot representatives Liberty Hill  and engineers PRIOR to the public meetings that will be happening this spring.  While there are are several options on the table they are awaiting clearances from the EPA.  Construction is tentatively slated for 2016-2018 and the work will be out for bids.

There will be strip takes and some total displacements that will occur. This is considered a  capacity adding and safety project. There were 19 different pages presented for the 3 miles of road changes. Route 31 by the the actual turnpike exchange is going to be moved so that a “flowing T” can be constructed. NAR Forcasts improving market for housing.

This is a repost from PAR Just Listed, blog of the PA Association of Realtors.

The housing recovery is expected to remain strong in the new year, driven by economic growth and continued job creation, according to Lawrence Yun, the National Association of Realtors®’ chief economist.

The housing recovery is expected to continue on its path in the new year with home prices continuing to rise; sales to rise slightly; and the foreclosure crisis expected to finally draw to an end.

“For the general consumer, the market will be good in 2014,” said Yun. “Home values will continue to rise, but not sharply, but there won’t be a decline.”

This year has marked the second straight one of a “very respectable recovery,” said Yun, with a 20 percent cumulative increase in existing-home sales over the past two years and nearly a 20 percent rise in home prices. However, he notes that existing-home sales will likely plateau in 2014.

Home prices, which rose 11 percent in 2013, will grow at a slower pace of five percent in 2014, Yun estimates.

He attributes the expected slowdown in the home-price rise to “less affordable conditions from higher prices and higher mortgage rates.”

The Federal Reserve last week said it would in January start tapering economic stimulus that has helped keep interest rates low. But it included language about keeping its target range for the federal funds rate, giving hope that mortgage rates won’t head far north.

Yun sees the 30-year fixed rate mortgage rate going above five percent by the second half of 2014, up from an average 4.26 percent in November and 4.47 percent last week. That will hurt affordability, Yun says.

While rising interest rates will have a negative impact on the housing market, continued job creation will have a positive influence, says Yun. He estimates two million or more jobs will be created in 2014.

Reducing resistance from the banking sector is easing financing with still attractive rates. Large amounts of inventory at both resorts still keep this as a buyers market in all price points. NEW Home Feedback System for Listing Clients

Robert “Wags” Wagner and Adrienne “Abe” Wagner, award winning Realtors in the Laurel Highlands of SW PA, announced they will be integrating the Home Feedback System by Showing Suite for all their property listings. ” This is a very powerful program and will provide our clients with notice of appointments and the feedback from the showing agent” says Robert Wagner. The program integrates with information from the Supra Lock box used by the Wagner’s. When someone accesses the lock box notification is immediately sent to the listing agent and the property owner. A custom questionnaire is sent to the showing agent requesting information about the showing. That response is sent to the Wagner’s and their clients.  This system will keep the client informed as to how the prospective buyer considers the property and will help in making adjustments for a successful showing and offer. This is one of the many forms of technology the Wagner’s use to keep their clients informed.

Wagner attend NAR Mid Year Meetings in Washington D.C.

Adrienne “Abe” Wagner and Robert “Wags” Wagner, Realtors, just finished a week in Washington D.C. for the National Associations of Realtors (NAR) Midyear Legislative Meetings. As the President of the Council of Real Estate Brokerage Managers (CRB) Abe was busy through most of the week with meetings for that organization and NAR. Wags attended the Resort Committee and Forum meetings which discussed better servicing the client in a distressed market. Both attended the NAR Rally to Protect the American Dream of Home Ownership at The Washington Monument. Over 13,000 Realtors assembled there on Thursday to notify Congress of the need to take positive action to better allow Americans the opportunity of sustainable home ownership.  Abe and Wags continue to participate in the Realtor Organization at the local, state, and national level to protect the rights of ALL Americans to sell or acquire real estate.

7 Springs First Quarter Real Estate Update

Numbers do not tell the full story for March and the end results of the 1st Quarter at 7 Springs Resort for real estate sales. Several properties closed right at the end of the month and we do not include them until they are recorded at the courthouse. Adding those properties in 7 Springs ended very strong for the first quarter and had almost two times the closed dollar volume of Hidden Valley.

10 Tips for Staging Your Home for Sale

What is it about model homes that make them so appealing? Is it the freshness of all new; is it the sassy paint colors, the perfectly placed furniture, art and accessories or the beautiful groomed backyard that makes you want to plop right down on that comfy club chair?

Well…. Yes to all the above.

From blue print to drawer pulls, that model home is meticulously planned by builders and skilled professionals to make it beautiful.

Models homes are lovely because they have the latest and the greatest, are fresh and new, and are meticulously detailed. Psychology–more than decorating–is applied to make them look so fabulous.

So how can you make your next listing as appealing as a model home? Here are 10 ways.

1. Clean. Those nice angled vacuum lines, gleaming windows, and perfectly manicured lawns in model homes speak to a potential buyer: You don’t have to do a thing. Translate that into: A little elbow grease goes a long way.

A super clean home says “turnkey” to the potential buyer. Have every inch of the home, blind slats to porch light glass, super clean and perfectly coiffed. According to a national 2011 survey done by Home Gain, a $290 cleaning investment gives a $1,990 price increase, or a 586 percent return!

2. Fresh and smells good. People buy homes on emotion, and your five senses are a direct path to your brain. If a home smells and looks “funky,” “doggy,” “smoky,” or if the stove is coated with cooking gone bad: The home is off their list.

Just like you would detail your car to sell it, invest in clean and spotless carpets, patched, repaired and freshly painted walls, and new appliances if the old have seen better days. Be wary to skip this step and take the low road with room refreshers, candles, and stove burner covers. Potential buyers are not fooled.

3. Color. Any advertising executive will tell you color is a key to properly packaging a product, and a listed home is just that, a product. Throw away the off-white manta of old school home staging rules. Welcome to the era of HGTV. Using color is a powerful and inexpensive way of making that home stand out from the rest, and with so many decorating TV shows boasting the benefits of color, you better get hip to hues.

From the first Web impressions to curb appeal, color is a strong emotional tug for the potential buyer. Update yourself on the latest color trends in wall color, appliance, fixtures, etc., and apply it to your target buyer. For home staging, use earthy, calm tones for the bigger areas, such as wall color, and add pops of saturated colors in the details; such as front doors, accessories, or annuals.

4. Make space. The joy of a model home is the acres and acres of unused storage space and beautifully organized closets. Reduce, organize, upscale, and edit all of the home’s spaces when it comes to closets and storage areas. If the home’s price point dictates, upscale the closets with custom organizing options.

5. Clear a path. Consider that many people with be walking through the home. Make sure traffic patterns, entrances, and exits are well established. Too much furniture, undefined entrances, and awkward walkways confuse and discourage buyers from moving about the property. Follow a model home’s lead and create a concise walking pattern for potential buyers starting at curbside to back fence.

6. Lovely layouts. From the landscape to furniture placement, take a clue from models homes that continuity and flow make for a good mix. Create curb appeal with nicely maintained landscaping, added annuals and perennials, an inviting stoop and well-groomed walkways and driveways. Inside, make sure each room depicts what its function is, enhances the highlights of the room (i.e. fireplaces or upgrades), and allows the buyer to envision themselves in the space.

7. Set the mood. Create ambiance and character in the home with well-thought out placement of sensory and lifestyle components. Soft music, lighting on dimmers, candles lit, and fresh floral are all great ideas for broker or open houses. If you have a concern about candles, battery operated candles that even have timers built in are now readily available. Stage the dining room table tastefully, or set the stage in a back yard with a detailed patio retreat. Offering helpful lifestyle hints has always been a tool in the model home arsenal and always is a huge hit.

8. K.I.S.S. On the opposite note, don’t over accessorize, go over-board with the lifestyle tips, or create “store bought theme” rooms (i.e. Chef-with-a-Hat Kitchen or Anniversary Bathtub vignette complete with Champagne bottle and fake ivy).

9. Appeal to a target buyer. Model home builders hire tony marketing companies that create campaigns to market that home. Consider “WHO” the ideal buyer that will be interested in the property is, and market the property accordingly. From advertising photos to furniture, consider who will find this appealing and desirable.

10. Market, market, market. Model homes have great marketing incentives inside and out. From clear address markers, great signs, to small exit giveaways, to an exit survey. Market that listing to the fullest.

The events included a networking with some of the top resort Realtors in the United States. Presentations included remarks from Moe Veissi, President of the National Associations of Realtors (NAR), Ron Phipps, 2011 President, and Lawrence Yun, Research and Chief Economist. The focus was on the successful marketing and sales of luxury resort real estate. ” This is really a great event to network and get the ideas and techniques used by the best resort Realtors in the Nation” says Wags Wagner. This event is held every 18 months. Both the Wagner’s are charter members of the Resort and Second Home Specialists Designation.

PA Consumers to Receive Funds

Pennsylvania Treasurer Rob McCord shared that $266 million dollars will be alloted for consumers in our state affected by fraudulent mortgage practices. Last week the federal government and 49 state attorney generals came to an aggrement with five of the nations largest mortgage providers – Ally Financial, Bank of America, Citigroup, JP Morgan, and Wells Fargo to pay approximately  25 Billion for irresponsible and fraudulent practices that wrongly forced countless familes from their homes.  Read his message
